The rules of the road

The short version

Edgelands is a research tool. We map registered freeholds in England and Wales from open government data. The gaps you find are starting points for your own research, not legal advice. Pay your £5 a month, play fair, and we'll keep the lights on.

Who we are

Edgelands is operated by Guardline Ltd, a company registered in England and Wales (company number 13323382). References to "we", "us", or "Edgelands" in these terms mean Guardline Ltd. References to "you" mean the person using the service.

Your account

  • You need a valid email address and a password to sign up. Keep them safe, anything done from your account is on you.
  • You must be 18 or over to subscribe.
  • One account per person. No sharing logins with a friend or a group.
  • If you think your account has been used by someone else, email us straight away.

Trial, billing, cancellation

  • The free trial lasts 7 days. A card is required up front but is not charged until the trial ends.
  • After the trial, the subscription is £5 per month, billed in advance via Stripe.
  • Cancel any time from the Billing page. You keep access until the end of the current period; we don't refund partial months.
  • We may change the price with at least 30 days' notice by email. If you don't want to continue at the new price, cancel before the next billing date.
  • If a payment fails, we'll retry a few times. If it keeps failing, your subscription becomes inactive and the map goes read-only.

What you can do with the data

The boundary polygons on the map come from HM Land Registry's INSPIRE Index dataset, released under the Open Government Licence v3.0. You may use what you see in the app for personal research, planning, journalism, education, and similar non-commercial purposes.

You may not scrape the app, redistribute the tiles, resell access, or use it to build a competing product. If you want to do something at scale, get the data from HMLR direct and email us, we're not going to be difficult about reasonable uses.

What you put in

Anything you save inside Edgelands, sites, notes, photos, stays yours. By saving it you give us a non-exclusive licence to store and display it back to you for the purpose of running the service. We don't claim ownership and we don't share it with anyone else.

Don't upload anything illegal, defamatory, infringing, or obviously harmful. If you do, we may delete it without warning.

Acceptable use

Please don't:

  • Hammer the API, scrape the tiles, or try to bring down the service.
  • Reverse-engineer the app or attempt to bypass the paywall.
  • Use the data to harass landowners, trespass, or break the law.
  • Pretend to be someone else, or set up accounts for them without their consent.

We can suspend or terminate accounts that abuse the service, usually after asking you to stop first.

No legal or surveying advice

Edgelands is a research tool. INSPIRE polygons are indicative, they show roughly where registered land sits. They are not legal title plans, not a substitute for a solicitor or a surveyor, and not evidence of ownership or boundary. If you're making a decision that matters, buy the actual title from HMLR and speak to a qualified professional.

Unregistered land in England and Wales almost always has an owner. The absence of a polygon does not mean the land is ownerless or available to claim. We accept no responsibility for any action you take based on what you see on the map.

Service availability

We try to keep the site up, but we don't promise 100% uptime. We may need to take it down occasionally for maintenance or to deal with an incident. We won't pro-rate refunds for brief outages, but if we have a sustained problem we'll do the right thing.

Liability

We exclude all liability for indirect or consequential losses (lost profit, lost data, missed opportunities, and the like). Our total liability to you, for any claim, is capped at the fees you've paid us in the 12 months before the claim arose. For most people that's £60 or less.

Nothing in these terms limits liability that can't be limited under UK law, death or personal injury caused by negligence, fraud, or anything else the courts won't let us exclude.

Ending the agreement

You can cancel any time from the Billing page or by emailing us. We can suspend or end your account if you breach these terms, if your payment fails persistently, or if we have to discontinue the service. If we shut Edgelands down for good we'll give you at least 30 days' notice and a chance to export your data.

Changes to these terms

We may update these terms from time to time. For material changes (anything affecting price, your rights, or what we do with your data) we'll email you. The live version on this page is always the authoritative one. Continuing to use the service after a change means you accept the new terms.

Governing law

These terms are governed by the law of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute, except that if you live in another part of the UK you can also bring proceedings in your local courts.
